PIDC is governed by a thirty-member Board of Directors, appointed by the Mayor of Philadelphia and the President of the Greater Philadelphia Chamber of Commerce. The staff includes approximately 60 full-time employees, and PIDC’s current 12-member senior leadership team has a combined 150+ years of experience at PIDC. The organization’s annual budget of approximately $12M is funded by a combination from fees generated by PIDC’s transaction activities, service and management contracts, and contributed revenue.
Over the past 65+ years, PIDC has settled over 13,500 transactions with a diverse range of clients — including nearly $21 billion of financing and 3,400+ acres of land sales — which have leveraged tens of billions of dollars in total investment and assisted in retaining and creating hundreds of thousands of jobs in Philadelphia.
POSITION OVERVIEW AND RESPONSIBILITIES:
As an intern on the Capitalization & Impact team, you will help solve complex problems at the heart of PIDC’s mission. You will work alongside a diverse array of teams at PIDC—including our impact, financial services, real estate, and software development teams. This internship will provide you with foundational knowledge in nonprofit management, impact investing and public finance, and urban economic development.
Under the direction of the Senior Vice President of Capitalization & Impact, you will aid in implementing strategies and systems to evaluate outputs, outcomes, and impacts related to lending, business advisory services, community revitalization activities, real estate services, and economic development. You will be helpful in fortifying a data-driven "feedback loop" to continuously improve the delivery of products and services in support of PIDC’s mission.

Specific Responsibilities include, but are not limited to the following & potential projects may include:
Analyze data and generate impact reports to funders as well as internal and external stakeholders:
- Support PIDC’s New Markets Tax Credit (NMTC) application by analyzing impact forms and identifying trends in the data that demonstrate the impact of PIDC’s financing activities.
- Help produce dashboards, maps, and impact reports for internal and external audiences to help elevate PIDC’s mission-driven work.
Assist with PIDC’s impact assessment needs, methods, and ideology:
- Conduct internal data audits and recommend strategies to optimize impact reporting and portfolio analysis.
- Analyze financial and socioeconomic data related to lending activities.
Assist in the development and evaluation of PIDC’s products and services:
- Develop and administer surveys and other tools that evaluate PIDC’s products & services at a deeper “outcomes” level than standard impact “output” reporting to support product evaluation, fundraising, funder reporting, and future product development.
- Analyze how sustainable financing products, new green services, and new partnerships could advance Philadelphia’s role in developing a 21st-century economy.
Manage special projects & research assignments:
- Review AERIS impact ratings assigned to PIDC and identify operational, portfolio, and governance improvement areas.
- Assist in preparing grant applications to various private and public funders.
- Design and conduct other research (e.g., case studies) and produce reports of findings.
- Other responsibilities, as assigned.
Qualifications and Experience:
- Students currently enrolled in an undergraduate degree in business, urban planning, political science, or liberal arts are required to have an associate’s, BA, or BS degree; students currently enrolled in an advanced degree (MA, MPP, or MBA) from an accredited college or university are a plus but not required.
- Advanced Excel and PowerPoint skills. Experience working in Tableau, Access, InDesign, GIS, and Salesforce is a plus.
- Superior quantitative analytical and organizational skills required.
- Strong analytical communication skills.
- Strong research, analytical, and writing skills.
- Knowledge of financial institutions, foundations, and other institutions that support community development is preferred.
- Passion for the city of Philadelphia and enthusiasm for PIDC’s mission to help businesses and nonprofit organizations create and retain jobs in Philadelphia.
