Building and Grounds Supervisor
The Building and Grounds Supervisor is responsible for overseeing the maintenance, operations, and custodial staff of a commercial building. This role ensures the building is safe, functional, and presentable always. The Building and Grounds Supervisor will coordinate with various service providers, manage budgets, and ensure compliance with all relevant regulations. During the initial months it will include getting the building ready for move-in, meetings with staff and vendors for remodeling projects and general repair work.
The Building and Grounds Supervisor will report to the CFO/COO but will work closely with the Chief Program Office and Director of Project Home on certain projects.
Key Responsibilities:
Custodial Staff Management: Collaborate with shelter staff and other agency staff to keep the building and grounds clean and in good working order. Supervise and schedule custodial staff to ensure cleanliness and maintenance of the building. Conduct regular performance evaluations and provide training as needed.
Maintenance and Operations: Oversee all aspects of building maintenance, including HVAC, plumbing, electrical systems, and general repairs. Diagnose and resolve maintenance issues efficiently. Ensure timely response to maintenance requests and emergencies. Performing minor to complex skilled maintenance tasks of facilities, buildings, grounds and equipment at various sites including electrical, carpentry, plumbing, masonry, welding and some painting tasks.
Vendor Coordination: Manage relationships with external service providers and negotiate contracts and monitor service quality. Source and manager third-party vendors for specialized maintenance (e.g., elevators, pest control, sprinkler system, snow removal, landscaping). Serve as primary liaison between architects, engineers, contractors, city/county inspectors, and CFO/COO.
Budget Management: Develop and manage the building's maintenance budget. Track expenses and ensure cost-effective solutions for building operations.
Safety and Compliance: Ensure the building complies with all local, state, and federal regulations. Conduct regular safety inspections and implement necessary improvements. Manage security and key card system.
Tenant Relations: Address tenant concerns and requests promptly. Maintain positive relationships with tenants to ensure high satisfaction levels.
Reporting: Prepare regular reports on building operations, maintenance activities, and budget status for CFO/COO.
Qualifications:
Minimum of 5 years of experience in building management or facilities management.
Strong leadership and organizational skills.
Excellent communication and interpersonal skills.
Ability to use efficiently various power and hand tools.
Ability to establish and maintain effective and cooperative working relationships.
You must have a valid driver’s license and a clean driving record.
Good critical thinking, troubleshooting and problem-solving skills.
Knowledge of local building codes and regulations.
Working Conditions:
Ability to work flexible hours, including evenings and weekends as needed.
Physical ability to inspect building areas, including climbing ladders and lifting up to 50 pounds.
