Accounting & Finance Intern
The Accounting & Finance Intern will assist the finance and investor relations team in key functions related to financial reporting, performance analysis, and investor communication. The intern will have hands-on exposure to the REIT industry, and the opportunity to work on critical tasks that support our financial reporting processes and investor relations strategies.
Key Responsibilities:
- Financial Reporting & Analysis: Assist in preparing financial tables, schedules, and supporting materials for internal and investor reporting, ensuring accuracy and alignment with organizational standards.
- Quarterly Results & Benchmarking: Analyze and compare financial performance, including key REIT metrics such as Net Operating Income (NOI) trends, Adjusted Funds from Operations per unit (AFFO/unit), and other relevant metrics, contributing to the quarterly performance review process.
- Competitive Benchmarking & Market Analysis: Work on benchmarking projects by comparing our portfolio's performance to industry peers, both public and private, and analyzing broader market trends to provide actionable insights.
- Investor Communications: Support the preparation of investor statements, quarterly updates, and other investor-facing materials. Help refine communication strategies aimed at enhancing investor engagement and transparency.
- External Reporting: Contribute to the preparation of the REIT's private version of the quarterly 10-Q filing, including drafting financial footnotes and sections of the Management Discussion & Analysis (MD&A) document.
- Market Positioning & Fundraising Support: Compile marketing materials and assist in preparing investor presentation decks to support fundraising initiatives and capital raising efforts.
- Investor Reporting Enhancements: Assist in refining and improving investor reporting templates, ensuring consistency and clarity in the presentation of key portfolio metrics and performance updates.
Qualifications:
- Currently pursuing a degree in Finance, Accounting, Economics, or a related field.
- Strong interest in real estate, finance, and investment analysis, particularly within the REIT and investor relations domains.
- Basic understanding of financial statements and financial analysis.
- Proficiency in Microsoft Excel; familiarity with financial modeling and data analysis tools is a plus.
- Excellent written and verbal communication skills.
- Strong attention to detail and the ability to work independently and as part of a team.
- Ability to manage multiple tasks and deadlines in a fast-paced environment.
Preferred Qualifications:
- Previous internship or coursework related to real estate finance, accounting, or investor relations.
- Familiarity with REIT financial metrics, including AFFO, NOI, and other performance indicators.
- Experience with data visualization or financial reporting tools (e.g., Power BI, Tableau) is a plus.
