Wholesale Sales Representative (1099) – Direct-to-Seller Multifamily Specialist

Role Overview

DiversyFund is seeking independent, commission-driven Wholesale Sales Representatives to source off-market multifamily apartment deals directly from property owners—no brokers, no listings, no middlemen.

This is a 1099 independent contractor role designed for entrepreneurial dealmakers who thrive on autonomy, direct seller negotiations, and performance-based income. You will represent DiversyFund in your local market, identifying discounted acquisition opportunities and presenting qualified deals to our acquisitions team.

This role is ideal for individuals who want to build a high-income deal flow business without being constrained by salary caps, rigid schedules, or corporate red tape.

Key Responsibilities

  • Proactively identify and contact multifamily property owners in your assigned metro market
  • Source off-market apartment opportunities (30–500 units) at meaningful discounts
  • Build direct relationships with owners and negotiate favorable purchase terms
  • Maintain strong awareness of local market dynamics, pricing, and seller motivations
  • Vet opportunities and present qualified deals to acquisitions team
  • Act as a local market operator while leveraging our capital, underwriting, and closing infrastructure

  • Consistent sourcing of off-market opportunities
  • Strong seller relationships built on trust and credibility
  • Clean, well-negotiated deals submitted to acquisitions
  • Closed transactions that generate commissions based on deal performance


 

Ideal Candidate Profile

  • Experience in direct-to-seller negotiations (multifamily, commercial, or investment real estate preferred)
  • Strong local market knowledge and ability to identify motivated sellers
  • Self-starter with an entrepreneurial, performance-driven mindset
  • Comfortable operating independently under a commission-only structure
  • Confident communicator with the ability to build rapport and negotiate value

No formal experience required—results matter more than resumes.

Compensation Structure

  • Commission-only, paid per closed deal
  • No cap on earnings

Independent Contractor Relationship

This is a 1099 independent contractor role. You control how, when, and where you work. There are no guaranteed hours, salary, or benefits. Compensation is earned solely through successful deal closings.
